Trouble connecting to F16V3

Xmas!:
Hello all. This may have been answered somewhere but I couldn't find it. I am able to connect to both the F16V3 and FPP as long as the F16 is connected to my router. But I can't connect to the F16 when it is directly connected to my Pi. My settings are as follows:

Router:
IP-192.168.1.254
NM-255.255.255.0
GW-192.168.1.1

Pi Eth0:
IP-192.168.1.123
NM-255.255.255.0
GW-192.168.1.1

Pi WiFi:
IP-192.168.1.74
NM-255.255.255.0
GW-192.168.1.254

F16V3:
IP-192.168.1.75
NM-255.255.255.0
GW-192.168.1.123

Pi Eth0 and F16v3 need to be on different subnet than router and Pi wifi and gateway on f16v3 pointing to Pi Eth0.  You will also need to check network routing box in fpp network settings page as well as set up static route on router.  You have similar setup to me.  I just use dot zero as subnect (so Pi Eth0 to 192.1680.123 and f16v3 to 192.168.0.75 with gateway of 192.168.0.123)

Tried to do that but either I am messing something up or something is wrong.

Subnet mask on controller should be 255.255.255.0 or something with a 255 in it :)
