Not booting to SD Card

Trying to get my BBB to boot from the SD card but having issues.   Steps are: 
-no power
-hold S2 button
-apply power
-see 4 leds turn on and release button
If I do these steps then it will boot from the SD Card.  But, if I power down then it goes back to booting from the eMMC on the BBB.  How do I get it to stay with booting from SD Card?

Boot from the SD, go to the Advanced Settings page, and do the flash to eMMC thing.   That should completely replace everything on the eMMC which should replace the boot loader and everything.
